Once your properties are imported into iGMS and their booking channels have been grouped together, you will be able to configure each property’s availability and pricing settings for all of its synchronized listings at once from the Pricing tab of the Property Editor.
How do I find the Property Editor?
To reach the Property Editor, go to Accounts and Listings and click on the listing you wish to edit. Alternatively, go to Properties, locate the property you want, and then click the green Edit button next to it to reach the editor.
What settings can I change from the Property Editor?
Once in the Property Editor, click the Pricing tab to find a series of options. Any changes made in this tab will be automatically synchronized with all the listings grouped for this property.
Here you’ll find four sets of options: Availability lets you choose between different settings that control when your property will be available. Pricing & Minimum Nights allows you to set the nightly prices and minimum stay of all the listings grouped in this property. Smart Pricing allows you to connect a smart pricing tool to your property and let it handle prices for you. And Channel Markups lets you raise or lower the prices for each individual booking channel.

What availability options can I change?
There are three options that can be changed in the availability section of the pricing tab.
- The Availability Window allows you to select how far out in advance you want your property to be available. For example, if you set this window to be 24 months in advance, then the property will only be available for booking for the next two years. All dates more than two years from the current date will be automatically blocked. And as the window rolls in, the dates will be automatically open to always maintain two years of availability.
- Advance Notice lets you choose how much time in advance your guests need to book your property. For example, if you set this option to at least one day, your guests will not be allowed to book a property on check-in day, also known as same day booking. If you do allow same day bookings, you’ll be able to choose the time of the day…
- Preparation Time adds one or two nights before and after each reservation, blocking those dates from booking to allow your cleaning teams to prepare the property or to make any necessary maintenance. For example, if you set one day of preparation time, all of your bookings will have the day before check-in and the day after check-out blocked for any other bookings.
All these options will be synchronized across all your grouped listings for each property, meaning that if you have Airbnb, VRBO and Booking.com listings for one property grouped, these settings will be the same across all those listings.
What pricing options can I change?
Besides the availability options, the Pricing tab also allows you to set the base and weekend nightly price for all your property’s listings, along with their minimum nights settings and the currency of the price.
Once you’ve set a base and weekend price, you’ll need to go into the Booking Calendar for your property, select as many dates as you want, and then click the Bulk Price button:
This will open a new menu where you can Apply the new prices as set in the Pricing tab. If you wish to set different prices, you can also tick the Override Prices box to write in new base and weekend prices.
Once you click Apply, the new base and weekend prices will be updated across your listings.
Important: the settings you make in the Pricing Tab will overrule any settings you’ve made in the individual Listing Editors for your properties.
For example, if you have a property where the Airbnb listing has an availability window of 6 months and then you set an availability window of 12 months in the Pricing Tab, the Airbnb listing and all other listings for that property will use the 12 months window instead. This also applies to prices, minimum stay and any other settings.
